Decorating Ideas on A Budget

It is January, a New Year and time to relax after the hustle and bustle of the Holiday season.  The festive decorations are put away and all of a sudden, the house looks rather bare.  Ho-hum is what you say… are you bored yet? Well, don’t be!

Now is a great time to freshen and update your home for the upcoming springtime.  If you are on a tight budget, not to worry!  You can spend little to no money to freshen the look with these decorating ideas on a budget!

Many of these interior decorating ideas on a budget are great whether you plan to sell your home, or just want to breathe new life into it. There is nothing better than creating newness to your atmosphere to start off the New Year.

The first decorating idea begins by rejuvenating the kitchen, the hub of the home.  Stand in the door well, or back a bit from the room, and take a good look. Citizens backs off pricey replacement costs

TALLAHASSEE, Fla. – An issue discussed at the recent Florida Realtors Mid-Winter Meetings appears resolved, at least for now. Citizen’s Property Insurance Corp. – the state-owned insurer of last resort – relied on a single vendor, 360Value, to estimate a building’s replacement costs that, in turn, impact the amount of property insurance an owner had to buy.
A number of Realtors and homeowners, however, felt that 360Value overestimated replacement costs, forcing owners to overpay for insurance. Consequently – and in response to criticism from Florida Realtors, homeowners, the media and others – Citizens says it will now consider other sources when calculating replacement cost, including other software firms, appraisers, contractors and more. No matter where you are this New Years Eve 2011, you will probably hear the traditional “Auld Lang Syne” being played and/or sung at midnight.

Whether you are Christmas or Chanukah shopping, there is no better place to be than Highway 98 in Destin, Florida and along the beachside towns of 30-A in South Walton. There are an abundance of unique and interesting shops and I will attempt to give you a sample of some of the fine shopping to be had in this area.

Let us begin our shopping in Destin, Florida.

There are to many to list here! This is a fun place to spend the entire day, dine as you shop and finish with a movie. And the Holiday decorations are lovely!
  • Silver Sands Outlet Mall – is situated on Highway 98, known as Emerald Coast Parkway, 10562 Emerald Coast Parkway, Destin, FL 32550,   Phone: 850-654-9771. Silver Sands Outlet Mall is recognized  as the nation’s largest designer outlet mall. It is a wonderful place to find anything from kitchen boutique items to Coach handbags.  There are places to stop and get a bite to eat while you shop the 100 stores! This way you will not shop and drop! It is a must go to for Holiday shopping.
  • Grand Boulevard – 600 Grand Boulevard at Sandestin – 850-654-5929 – Another upscale distinguished shopping center offering a variety of shops and dining locations. Check out their site for all the great shops.

European and Bermudian Architectural Influences Along the Emerald Coast

Have you ever driven into a town and wondered where they got
the idea to build the area’s homes and commerce buildings from?  Well, I have and decided to investigate a few local Emerald Coast towns to find out where the influences lie and the history behind some of the structural designs.

Let’s start with the luxuriously detailed yet simply appointed town of Alys Beach, Florida. Duany Plater – Zyberk & Company, the planner and architects of Alys Beach has successfully married Bermudian and Guatemala designs with English and Spanish influence to create an architectural candy for one eyes.  The eyebrow window and doorways reflects the Spanish design as does the stucco used to create the walls also surrounding the attached courtyards at many of the residences of Alys Beach.  The white ridged  roofs that don the homes in this seashore community is redolent of the whitewashed ridged roofs of limestone and slate used and still used on the dwellings in
Bermuda. The whiteness of most of the dwellings is an undisputable scenario for
cooler space within the home.

A unique strategy to expedite short sale

Q: I’m in contract on  a second home in Florida. It’s a short sale and I know it can take a long time. My mortgage has been  approved, but the delay now is that there is a lien on the house. The owner  didn’t pay a bill for a water purifying system, and the bank is not responsible  because it’s not a tax lien.

Is there any negotiating leverage here for me?  Could I possibly get the price lowered if I pay off the bill, or make some  arrangement like that? I just want this process to be over. I have a basement  full of furniture waiting to go to its new home! –Ramona L.

A: First things first: Let’s be clear that any and all  existing liens on the house are the seller’s and/or their bank’s  responsibility, if they want to close the deal. You cannot close escrow and  obtain the title insurance that your mortgage lender will require unless and  until all liens — including what I’m assuming is a mechanic’s lien recorded by  the water purification system installer — are removed.

I’ve seen banks pay off back homeowners association dues and  delinquent garbage collection bills, so I just want to correct your assumption  that the bank “is not responsible” to pay it. Continue reading →

Consumer confidence surges over 15 points

NEW YORK – Nov. 29, 2011 – The Conference Board Consumer Confidence Index, which declined in October, surged almost 15 points in November.

The Index now stands at 56.0, up from 40.9 in October. The Present Situation Index increased 11.2 points to 38.3 from 27.1. The Expectations Index, which gauges attitudes about the economy’s condition six months from now, went up 17.8 points to 67.8 from 50.0. Continue reading →
