Regarding the Median SOLD prices compared to the Median List Prices please note that the price ceiling has been raised, November 2020 median SOLD price is $579,900 compared to November 2005 @ $553,250, at the time these were the highest prices ever charged for these properties. The price ceiling has been significantly raised and the promise is that prices will continue to increase. As an example an article today by Newsmax-Finance "US Home Prices Soared in January by Most in 7 Years", continues to show that values are showing no sign of easing.
